The One & Done Real Estate Marketing and Negotiating System is a proprietary method developed by Team Burress Inc. The system is designed with two main goals in mind. 1.) To obtain an accepted contract for a home seller in only one day on market. 2.) To bring a higher net price to the home seller.

The One & Done Marketing & Negotiating System delivers more showings to your listing than conventional real estate marketing methods and then funnels the substantial number of home showings into one day. Why funnel the showings into one day?  


When funnelling showings to the first day on the market, it is more convenient and less stressful for the home sellers. This method is especially beneficial when the home sellers have pets or children to attend to or when the home sellers have a very active lifestyle. Also, funnelling several buyers’ showings into the first day on the market helps increase the prospective home buyers’ perceived value of the home since every qualified buyer who arrives for their scheduled showing is likely to see others who are at the home doing the same. We want every buyer to see other interested home buyers during their showing.

What goes on in the buyer’s mind when they see others looking at the same home? It is hard to say exactly but it is probably a thought like this: “This house must be an excellent value. If it were not an excellent value, these other buyers wouldn’t be here.” Then the competitive spirit kicks in when the buyers each decide to submit a purchase offer. Since the home buyers know it is extremely competitive, they won’t waste everyone’s time submitting low ball offers. 

Why accept an offer on the first day? 

Much of the marketing for any listing is delivered via the internet. Team Burress blasts the ads through the internet prior to the home listing going on the market. A careful analysis of internet advertising of homes for sale by Team Burress shows a substantial number of impressions (views) during the first day a home listing ad hits the internet. Many times the second day of the ad shows a drop in the number of impressions by 50%. By the third day, the number of impressions is almost non-existent. This shows that buyers become disinterested in a listing as time moves on. So, by receiving an acceptable purchase offer on day one, the seller receives the highest selling price. The more time that drags on increases the chances of getting lower and lower offers as buyers’ interest wanes. Ubiquitous target marketing, hyper target marketing, narrow shotgun targeted marketing and global shotgun marketing. Ubiquitous target marketing is marketing that is designed to be delivered to everyone who is looking for a particular price range in a specific geographic area. An example of ubiquitous target marketing is delivering the marketing to prospective home buyers who may want to live in West Chester, Ohio whose income level shows they would be looking in the $350,000-$450,000 range.

 

Hyper target marketing is a narrower marketing that is used after determining what kind of buyer may be interested in the home listed for sale. An example of hyper target marketing for instance: Recently, Team Burress had a home that was determined to be perfect for recreational vehicle (RV) owners due to its oversized garage. Team Burress used hyper target marketing to find the right buyer who was an RV owner and who willingly paid a handsome price for the home.

Narrow shotgun targeted marketing is marketing that may be spread over several similar cities located in a specific radius or a cluster of metropolitan areas. An example of narrow shotgun targeted marketing can be delivering advertising to prospective home buyers living in Cincinnati, Ohio; Hamilton, Ohio; and Dayton, Ohio.

 

Global shotgun marketing is marketing that will be delivered globally either to people all over the world or it may be delivered to people in a certain country other than the United States.

The Many Benefits of Multiple Offers.

Receive more acceptable purchase offers from qualified buyers. When receiving multiple offers on the same day, Team Burress can leverage one purchase offer against the other to return the best offer to the home seller.

Many backup offers. Another benefit of receiving multiple offers is that after the home seller accepts a purchase offer, all other purchase offers immediately become prospective backup offers. If the accepted purchase offer falls out for any reason, the seller can choose the next best offer. Recently, Team Burress had a listing with over one hundred showings on the first day on the market and over 30 multiple offers on the same day. This home had 3 different accepted purchase offers back out for various reasons.  Each time a new acceptable offer dropped out; it was immediately replaced by a new one.

 

Keep home buyers in check for the home seller to net more. Another benefit to receiving multiple offers is that doing so is highly effective at keeping the home buyers in check. The home buyers are less apt to load up the post inspection addendum with several items for the home seller to remedy when the buyers know that there are other potential buyers waiting in the wings.

Reduced buyer contingencies in the purchase offers. Speaking of home inspections. When a home listing is in multiple offers, home buyers want to compete to win. Team Burress has used multiple offers to leverage the interested buyers against one other to make their offer more beneficial for the seller. Team Burress has been very successful in negotiating buyers to waive  buyer contingencies on their purchase offers. Buyer contingencies only benefit the home buyers and do not benefit the home seller. The most prevalant buyer contingencies are inspections, appraisal, and financing. With the competitiveness of the ONE & DONE system, Team Burress has negotiated home buyers to waive inspections contingencies, appraisals contingencies, and financing contingencies. Remember, buyer contingencies are beneficial only to the buyer and not to the seller.

Common Real Estate Marketing Mistakes.

It is a fact that success is born from failure. In some cases, success comes after several failures. The methods used by most residential real estate listing agents is chock full of failures. When first entering the real estate business, Team Burress used the conventional real estate marketing habits, saw their weaknesses, and began building a better real estate marketing system.             Common Mistake #1 -The 3 “P’s”.

Most real estate agents rely heavily on the multiple listing services to advertise a listing. They use what is known as the 3 “P’s” marketing. The 3 “P’s” stands for: 1.) Put a sign in the yard. 2.) Put it on the multiple listing service. 3.) Pray someone else sells it. This is classic hands-off marketing that is bound to fail or get anemic results. The MLS service is used primarily to market to realtors and not necessarily to the public. The MLS is prone to failures.

 

Common Mistake #2 - Relying On  Multiple Listing Services (MLS). 

Many real estate agents are relying on the multiple listing services solely or primarily for the marketing of their listings. This can be devastating to home sellers who have those real estate agents market their home for sale. One of the best examples of the problems of relying on the multiple listing services for marketing a home for sale is what happened in Greater Cincinnati to the Cincinnati MLS in August of 2023. In August of 2023, hackers crippled the multiple listing service in Greater Cincinnati for several months. The home sellers who signed up with agents who relied primarily on the MLS services suffered immensely. Their listing exposure was limited or non existent in some cases. Many homeowners suffered huge financial losses all because they chose real estate agents who relied on the MLS services to do their marketing for them. Team Burress uses the MLS services only as a backup, and uses the MLS services as a supplement to it’s highly successful One & Done Marketing System. 

During the many months that the multiple listing service of Cincinnati was crippled, while home sellers using other real estate agents  were singing the blues, Team Burress was having no problem listing homes, driving a huge amount of traffic to its listings, delivering multiple offers, and gaining more incredibly happy clients. 

To date, the MLS hack of August 2023 is having lasting effects on it’s MLS platform. Real estate agents complain that the service is not performing very well despite the efforts put forth by the MLS of Greater Cincinnati to fix it’s problems in the aftermath of the hacking attack.

Common Mistake #3 -Pricing the home wrong.

There are many agents who simply assign the wrong price to a home when they list it for sale. At many real estate training classes, agents have been taught antiquated methods of marketing that were used in past decades such as, “Set an asking price that is higher than fair market value. You can always come down.” This is unbelievably bad for the home sellers receiving such bad advice because it could cost them dearly. In this fast-paced market, the advice of “…you can always come down on the price” begs the question, “If so, when?” And there is no correct answer to this question in the fast-paced real estate market. Homes that are priced too high will not get the looks. If the price is later reduced, it will have diminished returns due to it being a stale listing. The result will be the home will either not sell or it will sell at a much lesser price than it should have provided it were priced correctly to begin with.

 

Pricing a home too low also has its problems. If the home is priced ridiculously low, homebuyers will get the perception that there are major problems or material defects in the home. This will also result in fewer showings and a lower number of offers and less acceptable offers. When pricing a home, Team Burress uses complex algorithms to achieve maximum views from its targeted buyers.

 

Common Mistake #4 -Holding back the marketing.

This wide spread practice is to the detriment of the home sellers and will reduce the number of qualified buyers who would have scheduled showings and submitted offers on the listing. This method is highly effective, in fact there have been listings where one buyer’s agent has showed one of Team Burress’ listings four times to four separate buyers the first day the listing went on the market. This would have been highly unlikely to happen without the aggressive marketing to real estate agents prior to the first day on market. Common Mistake #5 -Reducing the real estate commissions.

Some sellers think they can net more money by reducing real estate commissions. This is a huge mistake and it has cost home sellers dearly by not being able to sell their home or not being able to reach their desired net at their closing. Home sellers will not  net more by reducing real estate commissions. This is because, the real estate commissions are used to market the home and find the right buyer. This should be the goal of every home seller. Reducing real estate commissions is like telling a listing agent that you want to net more on the sale of your home while cutting the advertising budget and marketing man hours on the marketing of your home. Agents do not get paid until after your home is sold. Cutting the marketing or advertising spend may ensure that a purchase offer never  makes it to the closing table. Why would a good agent work on an “if come?” They won’t. Quick tip: An agent who will agree to represent a home seller for a reduced commission is a listing agent who will chop the selling price or negotiate a weaker purchase offer for the home seller. If a real estate agent must discount their commissions in order to get a listing, they probably will negotiate a weaker purchase offer in order to gain a sale.
